The apartment will be painted and upgraded in terms of sustainability over the coming weeks. The intended energy label is B.

(It is possible that energy label A will be achieved; in that case, the rent will increase by approximately 150 per month. The stated rent is therefore subject to change. With energy label A, the apartment will also include a heat pump and benefit from lower energy costs.)

The apartment is offered furnished. The paintings are part of the interior; if they do not match your taste, this can be discussed. The apartment is exclusively available to students, with a maximum rental period of two years.

Finally, I am looking for a reliable tenant who will treat the apartment with care. The apartment is explicitly not intended to be used as a party house, also with respect to maintaining a pleasant living environment and a good relationship with the neighbors above and below.
