About the room and apartment:
I am moving back to France and am looking for a reliable new tenant to take over my room in a shared (the other tenant is a lady) apartment located on the second floor of the De Gaard complex in Utrecht Oost. The complex is close to shops, supermarkets, and public transport.
The surrounding area is quiet and pleasant. Tuindorp is known for its peaceful atmosphere, with plenty of greenery and local amenities nearby. The city center is less than 10 minutes away by bike, and the green areas to the east of Utrecht are just around the corner. For daily shopping, the De Gaard shopping center is only a 5-minute walk away.
The room is unfurnished, but the rest of the apartment is furnished. Additional furniture for the apartment can be arranged in consultation with the current co-tenant, who will remain in the apartment.

Lease details:
The rental agreement starts on 1 November 2025 and is for an indefinite period.
The lease may be terminated at any time, provided both tenants agree to the termination.
After signing, no amendment like a name change (allonge) will be possible within the first 12 months.
Minimum income requirement:
Applicants must have a gross monthly income of at least 3.5 times the rent amount (approximately 3,000 per month).

Employment contract
Employer statement with signed intent to extend (if applicable)
3 most recent payslips
Bank statement showing previous rent payment
Extract from the Dutch Personal Records Database (BRP) with address history (max 1 month old, paper version)
Landlord reference (max 1 month old, including rent amount, payment history, and tenant conduct)
